Removal of Purchases
Removal begins after the last item is sold and lasts for one hour (or until 5PM). Removal will continue the next morning and on all weekdays from 8AM to 5PM. Last day for removal is Friday, 7/10/2020. 
RIGGING AND  REMOVAL IS THE RESPONSIBILITY OF THE BUYER. 
Small, carryout items, should be removed immediately after the auction or the day after the  auction. Anyone, either a buyer or rigger, who uses a powered vehicle to remove anything from the auction site, will need a certificate of insurance.

THE AUCTION FOR THE REAL ESTATE WILL START AT 10AM

Real Estate: 512+/- Total Acres consisting of a 16.25 acre Main Office/Service Warehouse parcel, 43.75 acre Woodyard parcel, and 28.75 acre Sawmill parcel. The remaining 382 acres is Timberland. The site is improved with 44,777 square feet of total gross building area constructed between 2014 and 2015 consisting of a 20,842 SF office/service warehouse, 24,000SF Sawmill Manufacturing Building & Storage Sheds. The property has some tornado damage from early 2020. The property will be offered subject to secured creditor’s confirmation. Buyer's Premium of the Real Estate will be 8.5%.

REAL ESTATE TERMS
1. Real estate is offered subject to the secured creditor’s confirmation of the high bid. 
2. A buyer’s premium of 8.5% will be added to the high bid to determine the contract price.
3. Real estate is offered “as is” with no warranties expressed or implied. Your bid is not subject to any inspections.
4. Your bid is not subject to financing. All bidders must arrange financing if necessary before the auction.
5. Closing must occur within 60 days subject to the removal of the sawmill equipment.
6. A $25,000 deposit will be required by wire transfer from the successful bidder immediately following the auction.
